About Us

Wycliffe Estates Ltd is a family run business specialising in delivering high quality developments across the residential, commercial and retail sectors. Originally based in North Yorkshire, we developed the retail park Parkway Central, Sheffield in two phases between 1994 and 2002 as well as other developments carried out in Hartlepool, Darlington and Thurrock.

Wycliffe Estates Ltd moved its operation to Cornwall in 2001, where our focus has been to deliver high quality local homes to local communities. In all of our developments we believe good design is critical to delivering exceptional family homes and spaces.

We pride ourselves on our attention to detail from the moment a new opportunity is identified until the property is ready for occupation.

Wycliffe Estates Ltd is delighted to confirm that the construction of Gilbury Hill Phase 2 commenced in May 2017. Planning permission for Gilbury Hill Phase 2 was successfully received in August 2016 securing much needed local affordable housing for families in desperate need of quality housing in the community that they have grown up in at an affordable price.

The construction of these 26 new homes is expected to be completed by September 2018 with various properties being delivered throughout the construction programme. The first completions are currently scheduled for Easter 2018.

Gilbury Hill Phase 2 comprises 26 new homes of which 13 will be for the affordable market. Wycliffe Estates Limited has been successful in maintaining nomination rights through an agreement with Cornwall Council in regard to the initial sale of these homes, however it remains a requirement that those hoping to secure an affordable home on this or any other development in Cornwall must have registered with ‘Help to Buy South West’, whose website can be found at www.helptobuysw.org.uk

Gilbury Hill Phase 2

The first phase of Gilbury Hill in Lostwithiel, Cornwall, consisted of 32 quality homes, and leads directly off Castle Hill Road. The name was chosen by the people of Lostwithiel following nominations from school children and a competition in The Cornish Guardian newspaper.

The development commenced in July 2012 and was completed in April 2014. It is comprised of 16 affordable dwellings and 16 open market dwellings with associated parking and access road. We worked successfully in close partnership with Lostwithiel Town Council and Cornwall Council to deliver this prestigious development and to identify local people who were eligible for the affordable dwellings, all of which were allocated very early on.

Much care was taken in the design of both the open-market and the affordable properties and all were constructed to the same high standards, and included economical energy systems such as under-floor heating served by air source heat pumps, which offer significant financial savings, and produce heating and hot water all year round. Other green aspects of the development included the installation of low energy internal lights as well as all houses being built to sustainable code level 3 to reduce the development’s carbon footprint and keep running costs low for years to come.

In May 2014 Gilbury Hill was awarded “Residential Project of the Year 40 Units and Under” in the Michelmores’ Western Morning News Property Awards, the region’s premier property competition, showcasing the very best in West Country property projects, buildings and firms.

The Cottages – Mitchell. Completed 2008

Wycliffe Estates Ltd started a new development in Mitchell Village adjacent to the A30 near Truro in Cornwall in 2007, completing in the following year at the Easter of 2008. The terrace of four cottages was designed to use natural materials throughout including wood windows, granite lintels and slate roof, along with stone walls and Cornish hedges to the boundaries, so that it blended immediately into its traditional countryside setting in this historical village that was once on the main thoroughfare through Cornwall before it was bypassed with the current A30.

The cottages sit in what was historically the gardens of the Pillars Hotel which was a stagecoach inn before the advent of the motor car, and where the adjacent driveway Pillars Close gets its name. The original building of the Pillars Hotel is still standing adjacent to this site, which is now a privately owned residential dwelling.

These cottages and associated parking have now successfully blended in to the village and surrounding area, they are highly thought of by their residents and respected by the planning team involved in their delivery.

Pillars Close, Mitchell – Beginning 2018


This exclusive development of three houses was granted planning permission in July 2017 and comprises 3-bedroom houses specifically designed with family in mind, with large bedrooms and living areas, as well as space that connects well with the outside. These homes will utilise the very latest materials and technology thus ensuring extreme energy efficient at a time of rising costs.
It is envisaged that construction will start late summer 2018 with completion by Easter 2019.

Parkway Central Retail Park – Sheffield.

Parkway Central
Wycliffe Estates Ltd developed Parkway Central Phase 1 comprising a Gala Bingo unit and associated parking, totalling a floor area of 25,000 sq ft and completed in 1994.

Phase 2 of the scheme completed the retail park in 2002 and comprised a 50,000 sq ft Matalan store, a 7,500 sq ft Brantano Footwear store, a 7,500 sq ft Home Bargains store and a 2,000 sq ft Carphone Warehouse store.

Parkway Central retail park was developed for the Taylour Group, Phase 1 continues to be retained within the Taylour Group portfolio and Phase 2 was sold in 2004 to an institutional investor.

Wycliffe Estates Ltd won the Michelmore Award and the LHBC Winners award for 2014. Gilbury Hill was the first project to be approved and supported by the government’s Get Britain Building initiatives, and was the second project in the country to actually start on site. This much publicised government initiative has provided real affordable local homes for local people.
